    What is included in end of lease cleaning?

    End of lease cleaning covers the full interior of the property against a real-estate style checklist. That includes kitchen degreasing (sink, taps, benches, splashback, stove, rangehood and cupboards inside and out), oven interior with trays and racks, a bathroom and laundry deep clean (shower screen, bath, toilet, tiles, mirrors), dusting, vacuuming and mopping of all accessible floors, interior windows with tracks and sills, and the detail points agents check such as skirting boards, cornices, light switches, power points, door handles and accessible fittings. Carpet steam cleaning, wall washing, blinds, balconies, fridge and dishwasher interiors are available as optional extras.

    How much does end of lease cleaning cost?

    End of lease cleaning starts from $299. As a guide, a 1-bedroom property is $299, 2-bedroom $399, 3-bedroom $499, 4-bedroom $549, 5-bedroom $649 and 6-bedroom $699. The final price depends on the number of bedrooms and bathrooms, the property type, and any extras you add such as carpet steam cleaning ($40 per area) or blind cleaning ($25 per set). You get a fixed price before the clean begins, with no hidden call-out fees or travel surcharges.

    How long does end of lease cleaning take?

    Most end of lease cleans take 3 to 5 hours. A studio or 1-bedroom property is usually finished in 2 to 3 hours, while a 3-bedroom home typically takes 4 to 6 hours. Larger homes, properties in heavier condition, and jobs with extras such as carpet steam cleaning or wall washing take longer. You do not need to be present — we offer key pickup and drop-off, and send photos once the job is done.

    What is the difference between end of lease cleaning, bond cleaning, and vacate cleaning?

    There is no practical difference — end of lease cleaning, bond cleaning, vacate cleaning, exit cleaning, move out cleaning and lease cleaning all describe the same service: a detailed clean of an empty rental property so it meets the condition required at the final inspection. The wording is regional and habitual rather than technical. "Bond cleaning" is more common in Queensland, "vacate cleaning" in Western Australia and South Australia, and "end of lease cleaning" in New South Wales and Victoria. All of these are covered by the same Nivara Cleaning service and the same checklist.

    Do tenants have to get professional cleaning before moving out?

    In most Australian states a tenancy agreement cannot legally force you to hire a professional cleaner. What it does require is that you return the property in the same condition it was in at the start of the tenancy, fair wear and tear excepted, as recorded in the entry condition report. You are free to clean it yourself. Most tenants use a professional service because it is the fastest way to meet an agent's inspection standard and protect the bond, and because a receipt gives you documentation if the condition is later disputed.

    Is carpet steam cleaning included in end of lease cleaning?

    Carpet steam cleaning is an optional extra, not part of the standard end of lease scope, and costs $40 per area. Many leases require professional carpet cleaning where carpet is present, and some agents ask for a receipt, so check your agreement before you book. Add it to your quote and it will be completed in the same visit as the rest of the clean.

    Is oven cleaning included in end of lease cleaning?

    Yes. Oven interior cleaning, including trays and racks, is part of the standard end of lease cleaning scope at no extra cost. Oven cleaning as a standalone add-on to a general or deep clean is $50. Additional ovens or steamer appliances in the same property are charged as an extra.

    Do you clean windows, bathrooms, kitchens, walls, and skirting boards?

    Bathrooms, kitchens, skirting boards and interior windows including tracks and sills are all part of the standard end of lease clean, along with one set of internal and external glass doors. Wall washing is an optional extra rather than standard, because full wall washing is only required when walls are marked beyond fair wear and tear. Exterior window cleaning above ground level is not included.

    What happens if the property fails the final inspection?

    If your agent or landlord flags an item that was on your agreed cleaning checklist, contact us within 72 hours of the clean and we will return and re-clean those items at no extra cost. This is our bond back guarantee. It covers items included in the scope you booked — it does not cover damage, repairs, or work that was never part of the agreed checklist.

    What cleaning services do you offer?

    Nivara Cleaning offers end of lease and bond cleaning, general and regular house cleaning, one-off deep cleaning, hourly cleaning, and same-day urgent cleaning across Sydney and Melbourne. We also clean offices, retail spaces, strata common areas, industrial sites, and post-construction and renovation sites. Optional extras across all services include carpet steam cleaning, oven cleaning, interior window cleaning, blind cleaning, balcony cleaning, and fridge and dishwasher interiors.

    What is the difference between a general clean and a deep clean?

    A general clean, from $150, is routine upkeep for a home that is already maintained — surfaces, floors, bathrooms, kitchen and dusting on a weekly, fortnightly or monthly rhythm. A deep clean, from $200, is a one-off reset that adds the build-up zones a regular clean does not reach: inside cupboards, behind and under appliances where accessible, tiles and grout, skirting boards, door frames and light fittings. Deep cleaning is the right choice for a first visit, a seasonal reset, a pre-inspection tidy, or a property that has not been professionally cleaned in some time.

    Do you do kitchen deep cleaning and bathroom cleaning as separate services?

    Yes. If you only need specific rooms brought up to standard, book hourly cleaning and tell us to prioritise those areas. Kitchen deep cleaning covers degreasing the stove, rangehood, splashback, benches, sink and cupboards inside and out, plus the oven interior. Bathroom deep cleaning covers the shower screen, tiles and grout, bath, toilet, vanity, mirrors, exhaust fan and floors. We work through your priority list in the time booked.

    Do you clean apartments as well as houses?

    Yes. We clean studios, apartments and units, townhouses, and single, double and triple-storey houses across Sydney and Melbourne. Apartment and single-storey pricing is the same; double-storey homes carry a 12% loading and triple-storey homes 20%, reflecting the extra time stairs and multiple levels add.

    Do you bring your own cleaning products and equipment?

    Yes. Our teams arrive with everything needed for the booked scope, including vacuums, mops, microfibre cloths and professional-grade products. All products are non-toxic and safe around children and pets. If you would prefer we use your own products for a specific surface, just tell us before the clean.

    Do you handle post-construction and renovation clean-ups?

    Yes. We clean after building, renovation and fit-out work, removing dust, debris, adhesive residue and paint marks so the space is ready to hand over or move into. Post-construction cleans are quoted individually because scope varies widely with the size of the site and the amount of residue left behind.

    How is my cleaning price calculated?

    Pricing is based on four things: the service type, the number of bedrooms and bathrooms, the property type and number of storeys, and any optional extras. You see the price change as you select each option in the booking form, so nothing is hidden. End of lease cleaning starts at $299, deep cleaning at $200, regular cleaning at $150, and office and commercial cleaning at $158.

    Do you charge call-out fees or travel surcharges?

    No. There are no call-out fees and no travel surcharges anywhere in our Sydney and Melbourne service areas. The quoted price is the price you pay, unless you add extras or the scope changes and we agree the change with you first.

    When do I pay for my clean?

    Payment is processed securely after your service is completed, not upfront. Payment is cashless, so there is no need to have cash on site or be present at handover.

    Do you offer discounts for regular cleaning?

    Yes. Recurring bookings receive 20% off weekly cleans, 15% off fortnightly cleans and 10% off monthly cleans, applied to every ongoing service while the recurring booking stays active. There is no lock-in contract. We suggest a minimum of three services for new recurring clients so we can tune the routine to your preferences, but you can stop at any time.

    How do I get a quote and book a clean?

    There are three ways. Use the online booking form to build a live quote and pick your date, which takes about 60 seconds. Submit a quote request form and we respond, usually within 30 minutes during business hours. Or call 0468 490 764 to book directly. All three give you a fixed price before any work starts.

    What happens after I book?

    You receive a booking reference immediately, then our team contacts you to confirm the date, time window, access arrangements and final scope. On the day, our cleaners arrive with all equipment and work through the agreed checklist. Once finished we send completion photos, and payment is processed securely afterwards. If anything on the checklist was missed, you have 72 hours to tell us and we return free of charge.

    Can I book same-day or urgent cleaning?

    Yes, same-day cleaning is available across Sydney and Melbourne subject to availability on the day. Call 0468 490 764 rather than submitting a form — the phone is the fastest way to secure an urgent slot. Same-day cleans prioritise the highest-impact areas first so the property presents well even on a tight timeline. Operating hours are 7 AM to 6 PM, seven days a week.

    Do I need to be home during the clean?

    No. Most clients are not present, particularly for end of lease cleans. We offer key pickup and drop-off, can work with agent lockboxes or building concierge, and send you photos when the job is complete. If you would rather be there, that is fine too.

    Can I change or reschedule my booking?

    Yes. Contact us as soon as you know and we will move the address, date or service type where availability allows. For regular cleaning, you can reschedule or cancel free of charge up to 24 hours before your booking.

    What areas do you service?

    We service metropolitan Sydney and metropolitan Melbourne. In Sydney that covers the CBD and inner city, Inner West, Eastern Suburbs, North Shore and Northern suburbs, Western Sydney, and the South and South West. In Melbourne it covers the CBD and inner city, Inner North and North West, Inner South and Bayside, Inner West, Eastern suburbs, and the South East and outer metro. There are no travel surcharges anywhere in these areas.

    Are your cleaners insured and police checked?

    Yes. Every cleaner is police-checked, professionally trained, and covered by $20 million public liability insurance. Our teams are experienced in end of lease detail work and the standards agents and property managers inspect against.

    Do you work with real estate agents and property managers?

    Yes. We regularly clean for agencies, property managers and landlords managing tenant turnover, and our checklist is built around the items that come up at final inspections. We can coordinate key handover directly with the agency, work to a specific agency checklist on request, and provide an invoice for the managing agent or the outgoing tenant.
